Weymouth Zoning Board Denies Green Street Lot-Split, Approves Libby Parkway Dock
WEYMOUTH — June 14, 2023 — Weymouth's Zoning Board of Appeals denied a lot-split variance, continued a 28-unit mixed-use proposal, and approved a medical office loading dock at its June 14 meeting. The board voted to deny a variance sought by attorney Gregory Galvin on behalf of developer Kenneth Ryder that would have subdivided a 73,000-square-foot parcel at 0 Green Street into three lots of roughly 23,500 square feet each, falling short of the town's 25,000-square-foot R-1 minimum; board member Bob Moriarty argued "there is no case for hardship" and that approval would set a precedent undermining a zoning change made around 2016 to restrict undersized lot creation. The board continued case 3497 — attorney Ray Jennings's proposal for a 28-unit building with a 3,000-square-foot restaurant at 550-560 Washington Street, home to the Union Brewhouse — to July 12, requesting material samples, a landscape plan, a lighting plan, and a rooftop mechanical layout before voting on height and stories variances; the revised single-building design reaches 47 feet on its street facade, two feet above the Commercial Quarter Overlay District limit. The board unanimously approved a special permit for Fox Rock Properties to add a formal loading dock at the 83,000-square-foot medical office building at 90 Libby Parkway, and approved a special permit for a roughly 800-square-foot rear addition to the two-family home at 41 Union Street, owned by Fiore Tammaro.
