Weymouth ZBA Legalizes Seventh Apartment, Requires Building-Wide Sprinklers

WEYMOUTH — May 22, 2024 — Weymouth's Board of Zoning Appeals voted unanimously to legalize an unpermitted seventh apartment at 36 Pond Street, conditioned on a full sprinkler retrofit of the nearly 50-year-old building. Architect Paul Beaulieu of Main Street Architects represented the applicant, presenting a revised surveyed parking plan that eliminated impermissible tandem spaces and added two new side-yard spots. Town staff confirmed on the record that the seventh unit's bedroom window and relocated laundry facility both meet code, and said a staff member personally inspected both items. The board attached four conditions: building-wide sprinkler installation, screening of the two new parking spaces from the adjacent neighbor, dumpster screening per Weymouth ordinance, and provision of a compliant laundry facility. The board also approved a special permit for an 18-by-20-foot bedroom-and-laundry addition at 138 White Street, conditioned on the attached deck staying within a 5.3-foot side setback, and granted a six-month extension on a special permit for 1517 Front Street while that project's developer works on a scaled-down redesign.
