WEYMOUTH -- February 28, 2024, Weymouth's Board of Zoning Appeals rejected a three-unit townhouse proposal on an undersized Pond Street lot and approved a special permit for a new subdivision access road off Park Avenue. The board concluded that the 13,819-square-foot lot at 64 Pond Street fell roughly 30 percent short of the 20,000 square feet required under R2 zoning for three units, and that demolishing the existing two-family would erase its nonconforming protection entirely. Attorney Patrick Foley, representing owner Cristiani Oliveira, withdrew the application without prejudice after board members signaled they could not support it and warned that a denial would bar any similar application for two years. Separately, the board unanimously approved a special permit for Ken Ryder of Ryder Development to build Kramer Road through 30 Park Avenue, enabling a nine-lot single-family subdivision on land formerly part of 738 Main Street, a proposal the town's planner said preserved an antique house and replaced a possible 15-unit multi-family buildout with nine single-family homes. A seventh-unit legitimization request at 36 Pond Street was continued to March 20 pending unit dimensions, egress confirmation, a sprinkler plan, and a revised parking layout.
